SERVICE AGREEMENTS:

3-Month Standard Term (Required for All New Clients)

All buildings begin with a 3-month minimum commitment with consistent monthly pricing throughout the term.

12-Month Annual Contract 

Our most common option for owners seeking predictable operating costs.
Pricing remains fixed for the full 12 months.

Multi-Year Agreements (2–3 Years)

Ideal for portfolios and condos requiring long-term budget stability.

Low-Medium Buildings  (5-6 units)

$500/month

Medium Buildings (7-10 units)

Flagship Buildings (20+ units)

Tailored waste management plans including compactor support and high-volume sanitization. Contact us for a site walkthrough and compliance audit.

Optional Add-Ons 

Sidewalk & Gutter Sweeping (for 11+ Unit Buildings)

  • +$100/month → 1x per week

  • +$150/month → 2x per week

Seasonal Snow Removal & Salting

  • $100 per storm for standard properties (covers 1-hour). $40/hr per additional hour, if required. 

​

  • $175 per storm for corner lots (covers 1-hour). $60/hr per additional hour, if required. 

​

  • $250 per storm for driveways / parking areas / multiple walkway properties (covers 1-hour). $100/hr per additional hour, if required. 

​

  • $300 per storm for multi-zone properties (Large driveways, parking areas, high foot + vehicle traffic; covers 1-hour). $100/hr per additional hour, if required.

*Additional hours begin if snow accumulation or conditions (continued snowfall, re-accumulation, etc) require continued clearing beyond the initial pass. Ice melt and ice control are provided as needed and are billed separately. 

​

Snow removal services will be performed as promptly as conditions allow, with initial clearing typically completed within three (3) hours following the cessation of snowfall.

Repair & Restoration Services

Exterior small-project repairs including:

  • Stoops

  • Sidewalks

  • Concrete patching

  • Railings

  • Cornice repainting 

  • Entryway and facade touch-ups


Managed end-to-end by VWS.

VWS coordinates and manages small exterior repair and restoration projects for residential and mixed-use buildings— including stoops, sidewalks, concrete surfaces, railings, cornice repainting, and entryways. These services are designed to address exterior issues efficiently, without the complexity of large construction projects.
